Every job is a bit different, but all painting quotes will include these basics:
All paint and necessary materials, tools and equipment for your project. Ladders, caulk guns, drywall taping knives, etc. You can choose to buy your own paint if you wish, please indicate that in your quote request.
Floor, ground and surface protection as necessary is also included, especially for projects involving spraying. This may entail covering windows, countertops, bath tile, etc., all necessary prep labor is built in, all plastic and tape is included. This covers any additional prep that may be necessary, such as oil-priming for proper surface adhesion, or powerwashing of exterior siding.
Most minor surface repairs are included, with a "build-back-better" approach. This includes minor drywall and texture repair, sanding as necessary, caulking paint lines and filling gaps that may have been missed before, etc.. Extensive hole filling, new trim caulking, or larger drywall patches may come with additional charges.
The painting process typically includes 2-coats, unless specified otherwise. Different colors, sheens and application methods may require more or less coats, which may need to be determined on-site. The majority of projects are done with a simple brush & roller, some items may be sprayed (typically outside or new construction), some exterior surfaces may be sprayed and backrolled.
Most projects will be completed by one or two skilled professionals, during normal business hours, and within a day or two of the original proposed schedule. Any project or portion of a project that is subcontracted, that subcontractor will maintain their own licenses and insurance. One additional general laborer may be present and will be covered under the Painted Painter's policies.
The Painted Painter won't use cheap "contractor grade" paint or force you to overpay for "designer" paint you simply don't need. Only consumer-reviewed, science-backed products and their recommended applications. Most quotes will include Behr brand paints in the price. Please specify if you prefer another brand, in some cases paint may be tracked or paid for separately.
Standing behind the finished product, The Painted Painter offers a standard 14-day callback period after completion and payment for any missed spots. Normal environmental wear and tear excluded, the Painted Painter will return for up to a year after completion to correct any areas in which the product fails, but chances are unlikely.
If, due to circumstance, items couldn't be completed or the project needs to be broken down into stages, a negotiated percentage can be withheld and future dates scheduled to finalize the project and payment. If other contractors are involved on the project, and cause need for touch-ups after painting has been completed, there may be additional chagres.
The Painted Painter's prices are often lower than many companies, but this cannot be guaranteed. All things necessary for a good, complete paint job are built into each custom quote, and the goal is to provide you the best product for your budget. There is no product markup, low overhead, and a focus on efficient skilled labor versus "cheap labor", all of which helps keep your quote competitive.
No payment is due until the project start date, at which point a 10% deposit is collected.
The standard contract stipulates up to a 20% additional draw for materials after significant work has begun, but this doesn't always apply.
The remainder will be due upon completion of the project as defined in the contract.
Payments are accepted in the form of: Cash, check, debit or credit card through Square, PayPal, or popular mobile apps such as Venmo or Zelle.
I'm a veteran who started painting dorms and campus housing while going to college on the G.I. Bill. Since then, I've worked in all phases of home construction. home sales, property management, property flipping, and hold both a California contractor's license and realtor's license...But my favorite little business is showing my clients just how easy it is to completely transform their homes, with just some fresh paint and a few special touches, quicker than a lot of crews and cheaper than a lot of companies.
I've completed projects in every neighborhood in San Diego, ranging from historical homes to restaurants to churches, down to kitchen cabinets, garage floors and patio furniture, and through the process have made some great connections with homeowners, landlords, and other realtors and contractors. The Painted Painter is here to lend you a hand, help enhance your property, and likely save you some money in the end!
